I love walkable neighborhoods. I suppose that might be obvious since I kind of based my real estate name on walkability. But seriously, what’s not to love?
I recently staged a home in the Ashbrook neighborhood. It’s a great walkable hood snuggled in between the two well-loved and popular neighborhoods of Sedgefield and Madison Park. It’s just off of Park Road.
The house was indicative of many of the homes there. Cute isn’t it? The area is full of homes built in the 70’s-most are roomy ranches and split levels. Many of the young families who have moved in in recent years have spruced up the homes with remodeling and renovation projects.
Even better is the fact that most of the homes sit on good sized lots. The price point is pretty good too. Average sale price is high 300’s and that will get you a lot of house. Average price per sq/ft is about $230. Surprisingly lower than the price per sq/ft of it’s neighboring neighborhoods.
It’s also got a better walkability than either Sedgefield or Madison Park.
A short walk away from Ashbrook is the Park Road Shopping center. It’s a mecca of dinning from fast to fine (Cantina 1511, RockSalt, Chop’t and Flying Biscuit), drinking, all kinds of shopping and, of course, Black Hawk hardware. If you have never been, you need to see it for yourself. Not to mention there’s a grocery store and a post office—You’ll never have to leave your neighborhood again! Though if you do, you’ll have easy access to I-77 and Charlotte Douglas International Airport via Woodlawn Road. The Scaleybark light rail station is only about a 4 minute drive and you can get to uptown in just 10.
It doesn’t get much more convenient than that.
The back of Park Road shopping center is just as interesting as the front. A speakeasy, plant nursery and on trend restaurants are just a few back door treats. Go one block further and you’ll hit the entertainment district on Montford Road. There’s loads more to do there.
Freedom Park and Greenway are just across the street from Ashbrook. Major walkability points! Both of those are prime gathering spots for families or anyone looking to get in a little walk or run.
I give Ashbrook two thumbs up for affordable housing in a good school district where you can walk to what you need!
